The first thing we do when evaluating you for a loan is to ask for your financial documents.

Providing docs is the best way to get the best rate on your loan. Here is a list of some of the typical documents you may need to provide.
Two years of W-2s
Two paystubs (Most recent 30 days)
Driver's license
Social security card
Current mortgage statement (if refinancing)
Current homeowners insurance (if refinancing)
Two years of tax returns (if applicable)
Homeowners association (if applicable)
Purchase contract (if purchasing)

However, there is an alternative to providing income documentation.

We have minimal doc or Non-QM loans also for borrowers that prefer to just qualify based on the asset itself. We would need to get the following documentation in this scenario:
Budget / Scope Of Work (if repairs needed)
Current Lease Agreements (If refinancing)
Appraisal w/ current market rent report
AirDNA income report (for short term rentals)
Prior year income tax returns (showing rent history)
